PGIM backs Valor-QuadReal UK logistics expansion with £40m financing

PGIM Real Estate has extended a further £40 million in financing to the Valor Real Estate and QuadReal Property Group logistics joint venture.

The new facility increases PGIM’s total loan commitment to the JV’s UK portfolio to £119 million. The floating rate loan, completed through PGIM’s senior debt platform, marks its sixth debt transaction with Valor and will fund the acquisition of four last-mile logistics assets in London and Birmingham.

The portfolio comprises 255,000 sq. ft of space, including three small-box warehouses in Poplar, Enfield and Staines ranging between 18,000 and 42,000 sq. ft, as well as a light industrial estate on the outskirts of Birmingham featuring 10 units from 6,700 to 13,000 sq. ft. Valor’s strategy for the properties includes repositioning vacant space to enhance functionality and improve energy efficiency.

The JV’s assets are leased to a mix of third-party logistics providers, distributors and local businesses, bringing combined occupancy across the five-asset portfolio to 93%.

This latest transaction builds on PGIM’s £79 million financing earlier this year for Valor and QuadReal’s £130 million acquisition of a 630,000 sq. ft Tesco distribution centre in Thurrock, Essex. That deal represented the UK’s largest single-asset logistics transaction since 2022 and the largest single-transaction acquisition within the £4 billion Valor-QuadReal venture.
