AEW acquires logistics scheme in Würzburg, Germany

AEW has agreed to acquire, off market, Würzburg East Park, a 78,000 sq m Grade A logistics development in the Dettelbach district of Würzburg, Germany, on behalf of its pan-European logistics fund Logistis.

Würzburg East Park is pre-let to German fashion company s.Oliver on a 15 year lease and will serve as a central distribution warehouse for the brand’s activities in Europe.

The scheme, which is being developed by Panattoni, is due to complete in early 2023 and is targeting DGNB Platinum certification through the use of smart metering, roof suitable for solar panels, LED motion lighting, bike storage and hire schemes and the partial use of renewable energies for cooling and heating.

The development is situated in the Dettelbach district, 15km from Würzburg city centre and close to the A7/A3 interchange. Würzburg benefits from close proximity to the major hubs of Frankfurt, Stuttgart, Manheim and Nuremberg in southern Germany.

Ludovic Bernini, Fund Manager of Logistis, commented: “Securing land in Dettelbach is an important step for Logistis, establishing a footprint in a strategic location which is in close proximity to the major logistics market of South Germany. s.Oliver has had close ties with the Würzburg region for more than 50 years and we are pleased to add one of the largest employers in the region to our logistics platform. Initially planned as a speculative project, the fact that the scheme is already pre-let to a high quality occupier demonstrates the strength of demand for this type of product and location.”
