Pan-European logistics specialist Verdion has acquired an urban logistics site in Gothenburg, Sweden, for a new facility with an anticipated GDV in excess of €54 million (SEK 580 million).
The company will speculatively develop a 17,314 sq m of Grade A distribution space that could be leased as a whole or divisible in up to three units, ready for occupation in Q1 2024.
The facility will also include office, welfare and mezzanine accommodation, with high levels of sustainability and flexibility throughout.
The 31,782 sqm fully-zoned site is located in the established logistics and retail location of Bäckebol, 10km north of Gothenburg city centre on the European Freeway 6 which links Gothenburg with Oslo the north and Malmö and Copenhagen in the south. Local occupiers include IKEA, DB Schenker, DHL, Elgiganten and Bauhaus.
Johan Nihlmark, Head of Business Development – Nordics, at Verdion, said: “Bäckebol is an established logistics submarket and true urban location. It is an ideal distribution hub close to Gothenburg city and its port, with significant pent-up demand for Grade A logistics space that is expected to deliver notable rental growth in the coming months and years.
“This acquisition perfectly aligns with our growth strategy for the Nordics, with our investment, value-add and development activities focused on strong urban logistics locations that are underpinned by clear occupier demand.”
