Trammell Crow receives building permit for 132,000 sqm site in Germany

Trammell Crow Company (TCC) has received the building permit for a 132,185m2 site in Neuruppin, Germany.

The site is part of TCC’s plan to create a new logistics park called CORE Temnitzpark in Neuruppin. The building permit for the development of the site BF36 follows that of the site BF33 in October 2022.

On the two sites together, TCC will be able to develop Class A logistics space of up to c. 94,100m2 of logistics warehouse space. Site BF36 allows a total GLA of 52,934m2 (including 47,542m2 of the warehouse area, as well as 1,792m2 and 3,600m2 of office space and mezzanine storage respectively. The multi-unit warehouse premises will be able to accommodate up to five tenants and space for 164 car parking spaces and 16 truck parking spaces.

Located in Neuruppin, the new logistics park is in the greater part of the Berlin area within the Brandenburg region and a 30-minute drive from the capital, Berlin. The site is close to the A24/B167 junction, meaning tenants will benefit from direct access to the motorway that connects Berlin to Hamburg. In addition to the port of Hamburg, Germany’s largest seaport by volume and the third-largest container port in Europe.

Trammell Crow Company takes actions to improve energy efficiency and environmental impacts while aiming for BREEAM Excellent certifications in its developments. Occupiers expected to be attracted to the spaces include those in the e-commerce, retail, FMCG, technology, and 3PL sectors.

The site is perfectly suited for multi-tenant or build-to-suit development and can be delivered within 12 months.
