Svenska Handelsfastigheter acquires Swedish property portfolio for €113m

Stockholm-based real estate company Svenska Handelsfastigheter has agreed to acquire a portfolio of commercial properties in Sweden for SEK 1.3 billion (€113m).

The seller is Partners Group, a leading global player in the non-listed market, acting on behalf of its clients.

The retail warehouse portfolio consists of seven well-located properties in Kristianstad, Kalmar, Västerås, Österåker and Sundsvall with a total area of ​​approximately 85,200 square meters.

Bauhaus, Willys, XXL, Rusta and EKO are among the largest tenants and the portfolio’s net operating income amounts to approximately SEK 95 million.

The portfolio maintains a good standard as all the properties were built between 2008 and 2022. The occupancy rate is 95 percent and the average rental duration is approximately 4.8 years. The properties are strategically located in commercial areas just outside the respective city centre. The portfolio fits well into Svenska Handelsfastigheter’s management organization as the majority of properties are located adjacent to existing portfolios.

“We see good opportunities to further develop the stock and thus potential to create additional value for our owners, among other things as the portfolio also contains building rights. The acquisition improves our ability to offer new and existing tenants more attractive establishment opportunities in Sweden,” says Thomas Holm, CEO of Svenska Handelsfastigheter.

Through the acquisitions, Svenska Handelsfastigheter strengthens its position at the trading locations Härlöv in Kristianstad, Hansa City in Kalmar, Erikslund in Västerås and in Sundsvall, where Birsta is the third largest foreign trade area in Sweden. In addition, Åkersberga is added as a new place of establishment for the company.
