St. Modwen has secured detailed planning permission for a 64,752 sq ft unit at St. Modwen Park Gatwick – its new logistics park located 5.5 miles from Gatwick Airport.
Planning was granted by Mid Sussex District Council in April, with the new unit forming the second phase of development at the site. The first phase, a 100,000 sq ft unit that is pre-let to Gatwick Airport Limited, is currently under construction and will be ready for occupation later this year.
Believed to be the largest planned unit in the Gatwick Diamond area for more than a decade, St. Modwen has revised its initial outline consent with detailed plans to create a significantly taller building with an internal height of 12.5 metres. The additional 4.5m height will cater to market demand, enabling more space for warehouse racking and the potential for additional mezzanine floor space.
With demand for industrial space in the area high, St. Modwen’s Grade A specification building benefits from B1 and B8 planning uses with 24-hour access, seven dock level loading doors and a 50m deep secure service yard, offering a superb location for an airport-related UK logistics business.
Strategically located adjacent to Junction 10 of the M23, serving both Gatwick and Crawley, the Copthorne site also has easy access to the M25 and the South Coast. The wider scheme is expected to fulfil employment demand for the industrial and logistics sector across the region.
