UK Real Estate Investment Trust (REIT) SEGRO has started construction of its new high quality, urban industrial scheme in Hayes, West London.
SEGRO Park Hayes, which was once home to an iconic former Nestle chocolate and coffee producing factory, will be developed with four industrial units totalling 239,665 sq ft.
The largest unit, totalling 97,600 sq ft, has already been pre-let. The remaining three, one of which will be particularly suited for a data centre due to its power, connectivity and security, are being built speculatively to meet the demand for modern, environmentally sustainable warehousing.
The building has been designed to carbon neutral standards for regulated energy use. Sustainability features include photovoltaic panels, electric vehicle charging points, LED lighting, air source heat pumps and reflective glazing, which will help reduce the level of energy consumed by the buildings.

The scheme demonstrates the developer’s ‘Responsible SEGRO’ commitments of championing low-carbon growth and investing in local communities – ultimately helping SEGRO to meet its sustainability goal of reducing its carbon footprint by 40%, reducing embodied carbon by 20% and sending no waste to landfill by 2025.

SEGRO Park Hayes is an integral part of the wider regeneration of the 30-acre former Nestlé factory with Barratt London delivering over 1,300 new homes on the remainder of the site.
The design of the entire site has a strong reflection to its past, with the distinguishable art deco façade of the former Nestle factory being carefully restored and incorporated into the modern design of the housing development.
SEGRO Park Hayes is a prime location for business and residents. Situated less than a mile from junction 3 of the M4 motorway, the site offers easy access to the UK motorway network for regional distribution and to central London for urban logistics operators. It is also only nine minutes from Heathrow Airport and close to the Hayes and Harlington railway station, which will become a Crossrail station.
