Royal London targets UK care infrastructure with £1bn Healthcare REIT

Royal London Asset Management Property has launched a £1 billion Healthcare Real Estate Investment Trust (REIT) as it looks to scale investment in the UK’s healthcare infrastructure and deliver modern, purpose-built care facilities.

The REIT, seeded with £350 million of Royal London’s own capital, will target high-quality, sustainable care homes in areas of strong demand across the UK.

By converting existing funds into a REIT structure, the company aims to provide a more competitive and internationally recognised platform to attract third-party capital, enhance forward funding capabilities, and pursue corporate acquisitions.

The move follows Royal London Asset Management Property’s acquisition of Shoreline Partners earlier this year, strengthening its healthcare strategy.

Since 2022, the firm has already deployed more than £350 million in the sector, with a £1 billion target gross asset value (GAV) earmarked for future investment.

Mark Evans, Head of Property at Royal London Asset Management Property, said:
“Applying for REIT status is a natural next step in our journey. It allows us to scale our healthcare strategy more effectively, attract aligned capital, and offer a structure that is both tax-efficient and internationally recognised. This is about creating a platform that can deliver long-term value for our members while helping to solve one of society’s most pressing challenges.”

The launch underlines the growing institutional focus on healthcare real estate, an undersupplied segment of the UK property market.
