Realterm expanded its global logistics real estate platform with the acquisition of 10 Dodwells Road, a 27,620-square-meter, low coverage, industrial outdoor storage (IOS)/cross-dock logistics facility located in Hinckley, UK.
The property is fully leased by multinational retailer Tesco Distribution Limited, a subsidiary of Tesco plc. The property offers 55 loading positions, ample truck parking and immediate highway access. Recent improvements to the facility include refrigerated and ambient distribution areas, a new roof system, new cross-docked doors, and a re-surfaced parking area.
“We look forward to engaging and supporting Tesco, the UK’s biggest supermarket chain, with its operation in Hinckley and its distribution network needs in the region,” said Leonie Kierkels, Director Asset Management, Europe for Realterm.
“Despite challenging capital markets conditions, occupier demand remains robust in the market,” said Jon Chalkley, Head of European Investments for Realterm. “We’re bullish on the UK logistics market and are keen for further expansion.”
Situated in Hinckley, a pivotal logistics hub within the Golden Triangle, 10 Dodwells Road offers direct access to the A5, connecting seamlessly to Junction 1 of the M69 motorway. With unparalleled access to the extensive UK motorway network, 95% of the UK’s population can be reached within a 4.5-hour drive from this location.
“We are confident in the enduring value of this facility which will continue to benefit from strong demand due to its transportation-advantaged location and proximity to consumers,” said Demba Djaoune, Fund Management, Realterm. “This acquisition exemplifies our continued commitment to the UK market and our confidence in its future.”
