Real IS acquires logistics property near Karlsruhe

Real I.S. AG has acquired the “Karlsruhe Süd” logistics property on the former “Moser areal” in Durmersheim for a group of institutional
investors from international property developer Panattoni.

Consisting of three separate hall sections,the property covers a usable area of 22,000 sq m as well as ten truck parking spaces and has been awarded a DGNB Gold sustainability certificate. Completed in autumn 2019, the logistics property has been leased long term in equal parts to the Seifert Logistik Group and pharmaceutical company Dr. Willmar Schwabe.

The building also has an unheated hall or loading tunnel of around 820 sq m as interim storage and which can be used for the lateral loading and unloading of trucks.

“The axis between Karlsruhe and Rastatt has developed into an attractive logistics hub due to its central location in the dynamic Upper Rhine logistics region,” explains Axel Schulz, Global Head of Investment Management at Real I.S. AG, and adds: “Logistics properties will remain desirable despite the Covid-19 pandemic. Over the last decade, the average logistics rents in the District of Rastatt have risen by 17.1 percent.”

The “Karlsruhe Süd” property is situated directly on the German Bundesstraße 36 and Durmersheim Station. The A5 motorway can be reached in a few minutes by vehicle and Karlsruhe is around 10 minutes away via the Bundesstraße 36. The site is connected up to rail transport through the Karlsruhe DUSS terminal, which is around 20 minutes’ drive away, and the Karlsruhe Central Freight Terminal.
