Perial Asset Management has made its second acqisition in Brussels and the fist on behalf of the SCPI PFO2.
The company acquired the Onyx office building in Brussels for €67 million excluding tax.
The building delivered in July 2022 extends over 16,000 m², spread over 5 upper floors, a ground floor, and 3 basement levels.
Onyx is located in the heart of Diegem, close to the iconic new NATO headquarters and public transport.
Onyx has been designed to meet the latest international standards in terms of environmental standards and services offered to its occupants: Inter-company catering, bike room, flexible trays, beautiful natural light thanks to a ceiling height of nearly 3m. The building perfectly illustrates the level of service but also the extra-financial performance of new office buildings and will benefit from the BREEAM Excellent and WELL Gold level labels.
It is 100% let by 8 tenants and has an average firm lease term of 9 years, which offers great visibility to the SCPI on the potential rental income associated with this acquisition. a vacancy rate of less than 1% for category A assets the entire building was let upon delivery.
