M&G Real Estate has added 1,072 beds to its purpose-built student accommodation (PBSA) portfolio as the new academic year begins, underscoring its commitment to delivering high-quality living environments in key university cities.
The latest investments span the UK and continental Europe, with three major developments:
- The Mile, Lisbon – A €35 million, 333-bed residence offering premium amenities including a pool, gym, and media rooms. Positioned in one of Europe’s most undersupplied PBSA markets, the development aims to meet growing student demand in Portugal’s capital.
- Ropemaker Court, Manchester – A 416-bed asset acquired by BauMont Real Estate Capital Limited with backing from M&G. The scheme will undergo phased refurbishment to improve energy efficiency and operational performance.
- Fabric, Nottingham – A £48 million, 323-bed development that has officially opened its doors for the 2025 academic year. The scheme offers en-suite clusters and studio apartments, alongside wellness-focused amenities designed to enhance the student living experience.
Martin Towns, Global Head of M&G Real Estate, said: “The student accommodation sector offers unmatched potential for stable, long-term returns and portfolio diversification. Our disciplined approach ensures resilience, high occupancy, and strong rental yields — making now the optimal moment for investors to engage.”
M&G Real Estate’s expansion comes amid increasing investor appetite for the PBSA sector, driven by demographic growth, supply shortages, and the resilience of student demand across major European and UK university cities.
