M Core has entered the Irish real estate market with the purchase of the Arena Centre in Tallaght, Dublin.
The Arena Centre is a 321,000 sq ft mixed-use complex comprising retail, office, and hotel space. It boasts a strong tenant lineup, including Bank of Ireland, home improvement retailer Woodie’s (part of Grafton Group PLC), and the Maldron Hotel, operated by Dalata Hotel Group—Ireland’s largest hotel operator.
Situated in one of Dublin’s largest and fastest-growing suburbs, the Arena Centre benefits from a high footfall and strong transport links. It is accessible via the LUAS Red Line and located just minutes from the M50 motorway, placing over 390,000 people within a 15-minute drive of the scheme.
M Core plans to implement a programme of enhancements at the site through its in-house management team. Proposed upgrades include the addition of EV charging points in partnership with POGO, new digital display screens, kiosks, and curated food truck activations aimed at improving the customer experience and driving further engagement.
Sebastian Macdonald-Hall, Chief Investment Officer (Europe) at M Core, described the acquisition as a “pivotal moment” for the company. “The Arena Centre represents everything we look for in an asset: scale, secure income, and strong covenants in an area with significant footfall and growth potential,” he said. “This is a statement of our intent to invest, manage and add value across the country.”
M Core was advised on the transaction by JLL and Cushman & Wakefield as sales and property agents, with legal counsel provided by William Fry.
