Kayne Anderson Real Estate closes record $5.12bn opportunistic fund

Kayne Anderson Real Estate closes record $5.12bn opportunistic fund

Kayne Anderson Real Estate, the real estate private equity arm of Kayne Anderson Capital Advisors, said it had closed its seventh opportunistic equity fund with $5.12 billion in capital commitments, exceeding its initial $3 billion target amid strong investor demand.

The fund, known as KAREP VII, is the largest opportunistic equity fund raised in the firm’s history, according to the company.

KAREP VII will continue the firm’s strategy of investing in real estate assets and platforms across sectors where it believes operational expertise, scale and industry relationships provide competitive advantages.

The fund will focus on sectors including medical office, seniors housing, student housing and light industrial properties, while targeting opportunities arising from ongoing dislocation across commercial real estate markets and rising demand for specialized operating expertise.

Kayne Anderson Real Estate said the fund would leverage its operator-oriented platform, sourcing network and partnerships with developers, operators and healthcare systems to pursue investments across its targeted sectors.

“Our ability to raise KAREP VII – the largest fund in our firm’s history – in the current market environment reflects the strength of our platform and the confidence investors continue to place in our team,” said Al Rabil, CEO of Kayne Anderson and Co-Founder and CEO of Kayne Anderson Real Estate.

Rabil said the firm remained focused on “mission critical alternative sectors” where it sees long-term fundamental tailwinds and operational complexity creating investment opportunities.

“This is the beginning of a super cycle for the alternative real estate sectors on which we focus,” he added.

David Selznick, Chief Investment Officer of Kayne Anderson Real Estate, said the current market environment continued to create opportunities to acquire and develop assets at what he described as compelling basis levels across the firm’s targeted sectors.

“With KAREP VII, we are well-positioned to leverage our deep sector expertise, operating relationships and national platform to capitalize on these opportunities on behalf of our investors,” Selznick said.

Since inception, Kayne Anderson Real Estate said it has completed more than $32 billion in gross transaction volume across its opportunistic equity strategies and more than $38 billion across its broader real estate platform.

Following the close of KAREP VII, the firm said it manages $21 billion in total assets under management as of May 2026.
