Hines leases 24,600 sqm of logistics space in Germany

Hines has leased a combined area of 24,600 square meters of logistics space in two separate deals to the global fibre manufacturer, Adavnsa, and to an international shipping firm, in Germany.

Advansa has secured an area of approximately 8,800 square meters at the logistics center DistributionPark in Hamm, which spans 72,000 square metres in total. Located in the state of North Rhine-Westphalia, Advansa has completed the handover to consolidate its local roots. The space is in the second construction phase of the logistics complex and offers flexible warehouse space, high-quality office accommodation and social rooms.

In addition, Hines has leased approximately 15,800 square meters of warehouse and office space at the Bingen/Grolsheim logistics center in the state of Rhineland-Palatinate to an international shipping company.

“We are pleased to have won two renowned tenants for our logistics portfolio. The leasing results show that our logistics offer and strategy is compelling rooted in a focus on ESG. Our DistributionPark in Hamm is one of the most sustainable logistics centers in Germany, and Advansa uses around two million recycled bottles every day as raw material for its fiber production. This makes the tenant and the property an excellent match in terms of their approach. This is another important criterion for us,” said Christian Meister, Managing Director at Hines in Germany, the asset manager of both properties.

Hines acquired the property in the Hamm-Uentrop industrial park as part of an off-market transaction in 2019. The location in the eastern Ruhr district is well connected to the motorways and, via an access point in Dortmund, to the European rail network for combined freight transport. The logistics center was planned by Krüger Consult, an architectural firm specialising in ‘green facilities’. With recyclable facade elements, high-quality insulating materials, sensor-controlled LED lighting and the integration of local flora and fauna, it meets the highest standards of sustainability. Consequently, Hines is aiming for DGNB Platinum certification of the property.

The Logistics Center Bingen/Grolsheim was acquired by Hines in 2013 for an institutional investor as part of its strategic entry into the German logistics market. The high-quality property with a clear height of 12.5 meters has 14 ramps as well as two ground-level gates. The strategic location in a strong economic region is ideally connected due to its proximity to the highway interchange Nahetal.

Hines was advised by BNP (Hamm) and JLL and Immolox (Bingen).
