HIH Invest buys new office property in Bonn

HIH Invest Real Estate has acquired off-market an office property at Justus-von-Liebig-Strasse 28 in Bonn.

The seller is a joint venture between project developers Ten Brinke and BLI Invest. The purchase was made via forward funding for a club deal from institutional investors. 

The five-storey solitary building with two basement levels and a green roof terrace on a plot of around 5,000 square meters comprises a total of more than 12,300 square meters of rental space. Of this, around 10,400 square meters is office space and 1,900 square meters is archive, storage and technical space. 

The property was built by Ten Brinke in less than two years according to plans by CLP GmbH from Koblenz and was completed on schedule in January 2023. Furthermore, an underground car park with 153 car and 155 bicycle parking spaces as well as a photovoltaic system on the roof belong to the property. The DGNB Gold-certified building was built according to the KfW 55 standard.

The building has been leased by a government agency for 15 years with two renewal options of five years each. The office space can be divided into single and double offices up to open-plan areas. Due to this flexibility, the high space efficiency and the high-quality equipment of the building, a potential third party use is easily possible, even for multi-tenant structures. Each of the upper floors can be divided into two rental units.

The office property at Justus-von-Liebig-Strasse 28 is the first construction phase of the new government campus in Bonn-Dransdorf. Three more office buildings are planned on the campus. The location has excellent transport links to both Bonn and Cologne city centers via the A555 and A565 autobahns, as well as several S-Bahn stations and bus stops. Cologne/Bonn Airport is only 25 minutes away by car. In the immediate vicinity of the campus there are also numerous shops for everyday needs.
