European logistics warehouse specialist Delin Property has acquired, on behalf of its Dutch fund, a fully occupied warehouse in Veghel, the distribution hub in the south east of the Netherlands. The purchase price is not being disclosed.
Delin Property Dutch Core/Core Plus Logistics Fund purchased the property in the Doornhoek industrial park from a private investor.
The building provides 17,900 square metres of space and is occupied by two subsidiaries of Fluidra, the listed Spanish swimming pool manufacturer and supplies wholesaler.
Raffi Killian, Head of Investments at Delin Property, said: “This transaction highlights the benefits of having a local team on the ground with the networks and relationships to source compelling opportunities. It’s enabled us to unearth this opportunity on attractive terms for our Fund’s investors. The tenant is a great covenant – a large international player in its field – and has been in the premises since it was constructed in 2009. The property will generate an attractive income for our investors with protection from inflation through rent indexation.”
Veghel is a strategic distribution hub in North Brabant, halfway between Rotterdam and the Ruhr region, Germany’s industrial heartland. It enjoys easy access onto the A50 motorway linking Eindhoven to Nijmegen, while also benefiting from barge and rail infrastructure.
The Luxembourg-registered Fund invests in modern, logistics warehouses occupied by strong tenants in proven multimodal distribution sites in the Netherlands.
