Dalfen Industrial has purchased a 174,300 square foot industrial property west of downtown Chicago at 1103 Butterfield Road in Aurora, IL.
The industrial property was built in 2004 and has features sought after by the modern e-commerce and distribution tenants, including immediate access to the I-88 Expressway.
Butterfield Logistics Center is well positioned in the I-88 industrial submarket, one of the top distribution corridors in the Chicago market.
“Strong tenant demand for modern space near both consumers and workforce has helped keep vacancy low and rent growth climbing in this area,” said Mark Bowen, SVP and Head of Acquisitions.

“The acquisition of Butterfield Logistics Center adds another last mile location in one the largest industrial markets in the country,” said Sean Dalfen, President and Chief Investment Officer.
“As e-commerce continues its rapid growth trend, nationwide demand for industrial real estate has skyrocketed. As a market leader in the last mile space, Dalfen Industrial remains ideally positioned to capitalize on this upswing,” he added.
Dalfen Industrial owns and operates over 25 million square feet of industrial properties in the United States and Canada.
