Catena adds Helsinki Airport logistics asset to Nordic portfolio

Catena has agreed to acquire a modern logistics property near Helsinki Airport in Aviapolis, Vantaa, for approximately SEK 575 million.

The property, located at Åbyntie 4–6, serves as the headquarters of Cramo Finland Oy as well as the company’s primary logistics and service hub in the region.

Completed in 2021, the purpose-built industrial and logistics facility comprises approximately 23,260 square metres of lettable area, including warehouse and logistics space, cold storage facilities and office premises. The asset is fully leased to Cramo Finland under a 10-year lease agreement.

The acquisition is being structured as a share deal with an underlying property value of around SEK 575 million. The sellers are Terrieri Kiinteistöt Ky, A. Ahlström Kiinteistöt Oy and S‑Pankki Tontti Erikoissijoitusrahasto.

Catena said the property is expected to generate an annual net operating income of approximately SEK 34.5 million, corresponding to an estimated initial yield of around 6.0%.

The site covers approximately 140,000 square metres and includes remaining development rights of about 45,000 square metres, which the company said provides long-term expansion potential.

The facility was developed with a focus on energy efficiency and sustainability and has achieved a BREEAM In-Use Very Good certification.

“We are making an attractive acquisition in one of Finland’s most established logistics locations,” said Johan Franzén. “The modern standard and the opportunity to further strengthen the relationship with Cramo contribute to stable cash flows going forward, while the building rights offer long-term development potential.”

The transaction is expected to close on May 28, 2026.
